The Albertini family owned the FARM Sas company from 1/10/1989 to 30/01/2021, comprising villa, swimming pool, farming buildings and land near Bologna, specifically in the municipality of Valsamoggia, between the former municipalities of Crespellano and Monteveglio.

The property, named Costanza, is located on the first hills outside Bologna, in a quiet and sunny area.

Despite being surrounded by nature, it is also very close to various services and attractions (such as the Regional Park of Monteveglio, with the beautiful 12th-century Abbey founded by Matilda of Canossa) and to the following locations:

Access to the property is gained from the municipal road on a paved private road, which continues internally to link the entrance gate to the mansion. The buildings are fully enclosed by a fence and comprise: a villa, with adjacent keeper’s house, agricultural buildings, swimming pool with changing rooms and bathrooms, and a park covering a total of 13,868 square metres. The mansion is surrounded by land that belongs to the property (coppice forest, access road, and arable land) for a total of 210,647 square metres.

The arable land (just under 18 hectares) can be used as a vineyard: this is a region for Pignoletto D.O.C. and D.O.C.G. (controlled and guaranteed designation of origin) wines.

Hunting is allowed in areas around the property.

A wholly-owned well provides water for the park and the lawn (via an automatic system) and fills the swimming pool.

The villa was designed and built in a fazenda-like style by Architect Renato Censi (Rome). It is fully coated with white scraped plaster, with a large arcade and extensive windows, and has two storeys plus a basement.

The ground floor consists of an entrance, lobby with large spiral staircase, dining room (39 sq m), kitchen (22 sq m), hall (100 sq m) with large circular fireplace, bathroom with washbasin, toilet and bidet, heated veranda now used as game room (56 sq m), billiard room (29 sq m) and three en suite double bedrooms for guests.


The upper floor is composed of three double bedroom suites with sitting rooms, two suites with fireplace, private bathrooms with double washbasins, large windows and terraces, plus a walk-in wardrobe and laundry.

All rooms have built-in wardrobes.

The basement features the cellars (100 sq m), equipped for winemaking and storage, and a seasoning cellar, storage spaces, a small kitchen, fully equipped bathroom, utility rooms, laundry and a garage for at least 5 cars (128 sq m).

The keeper’s apartment is attached to the ground floor but independent. It consists of an entrance, a living room with cooking facilities, two double bedrooms (currently used as offices), a fully equipped bathroom and a double bedroom with en suite.

Outside the villa there are extensive arcades and a wood-fired oven with cooking griddle.

Heating is provided by a boiler running on fuel oil and aluminium heaters and is separate for the villa and for the keeper’s rooms.

The swimming pool is 22.5 long by 11.5 metres wide, with a maximum depth of 3 metres (currently closed and to be reactivated). It is equipped with a diving board, internal lighting and external paving which leads to a building with two changing rooms and associated bathroom, a small kitchen with porch, and a storage room with a boiler providing hot water for the bathrooms.

The farming buildings comprise two steel-framed sheds with sheet metal covering (4.5 metres high), providing a surface of approximately 215 sq m, and three sheet metal car sheds with a total surface of approximately 45 sq m.

The park comprises many tall trees, such as oaks, cedars of Lebanon, firs, poplars, magnolias, pines, holm-oaks, lindens, pomegranates, figs, hazels, etc.

If needed, there is enough space to build a heliport.

The mansion is well-suited for use as agritourism lodging, fitness centre, venue for events, parties, weddings, B&B, as a health care or rehabilitation facility, or for exclusive clubs etc.
